Postal Gainesville has 447 Residential Properties that are for sale in our MRIS MLS. Out of those, 87 are under contract. 99 have sold this year to date. Of those 64 are single family homes. The AVG List price of the SF homes is 466,259 and the AVG SOLD price is 448,501 which is - 3.31%. It took on AVG 148 days to sell. Overall it is not bad. There is a LOT of inventory so curb appeal and price are absolutely critical. People ask me everyday why a specific home is not selling and my opinion is it is not updated enough or it is overpriced. Lets all get real and get this market moving. Rates are great and maybe getting better. Incentives are awesome. Stop using your equity in your home as an ATM card! Be thanksful for what you have and if you are selling, negotiate to make someone elses dream come true. Sell cheap means you buy cheap!!!
